What structure can be built on the land?

There are no restrictions! Anything like: a house, a castle, a golf course, a yurt... It is up to you!

I cannot go to Estonia at the moment, can I purchase a land?

How are the lands transferred to the buyer?

The transaction is done online with the notary. Four persons are involved: the notary, the translator, the buyer (you) and the seller.

How much are the property taxes?

The property taxes for each land is 17 EUR per year (2021 rate).

What is the weather like?

Seasons in Muhu and Saaremaa islands may vary. The average temperature is 20.9° C (69.62° F) during the summer, while being -8° C (17.6° F) in the winter.

Is it always dark during the winter season ?

Não. Like any other countries on the same latitude: Estônia (and more precisely the islands of Muhu and Saaremaa) have daytime lasts shorter than 12 hours in the winter; while the summer the daytime is longer than 12 hours.

What types of fruits and vegetables can grow on Muhu and Saaremaa islands?

As Muhu and Saaremaa are located in a latitude with a continental climate, any type of fruits and vegetables depending on this climate will grow.

Are there additional fees?

Only the notary fees and translators fees are not included in the selling price and are to be paid by the buyer.

I am a foreigner: can I buy in Estonia ?

Foreign buyers are welcome! There are no restrictions for citizens of the EU, EEA, or part of the OECD.

If you are not a citizen of the EU nor part of the OECD: you can still purchase the land through a company!

Where is the closest shop?

There are several shops (especially food shops) on the islands of Muhu and Saaremaa 5 minutes max from the location.

How to go to Muhu island?

There are several ways of transportation:

  • By boat: passenger or car allowed. It takes less than 30 minutes to cross. To book your trip you can click here: https://www.praamid.ee/en/homepage/
  • By plane from Tallinn Airport, which lands in Kuressaare. One way takes 40 minutes. The route is operated by NyxAir. There are two flights per day from Tallinn to Kuressaare on workdays and one flight per day on each weekend day. All tickets are available to book online at: www.flynyx.com. The airport in Kuressaare is located right next to the city centre, approximately 30 minutes on foot or about 10 minutes by bus.
